# Fit-out Budget Estimator

## Methodology

Each city has an editorial $psf range per spec level. The estimator applies the chosen spec to your area and returns capex bands.

## How to use it

- **Pick a city and spec level** — City sets the cost baseline; spec level (Standard, High, Premium) sets the per-sqft band.
- **Enter the area** — Provide net usable area in sqft or sqm. Loss factors are not applied here — fit-out is priced on usable space.
- **Optionally adjust line items** — Override defaults for AV/IT, branded zones, or specialty spaces such as labs and trading floors.
- **Review low–high range** — Get a banded budget across construction, MEP, FF&E, AV/IT, and consultants with totals in local currency and USD.
