For real estate: [leed](/glossary/embodied-carbon)-tenants">embodied carbon in materials, tenant [fit-out](/topics/fit-out-capex)">fit-out, employee commute, procurement, and downstream tenant operations. The hardest to measure and the largest in magnitude — typically 70–90% of a [Class A](/glossary/class-a) building's lifecycle emissions.
